Conveyancing fees are the charges levied by a licensed conveyancer or solicitor for handling the legal aspects of buying or selling a property. This includes drafting contracts, conducting local searches, and transferring funds.
Freehold conveyancing is generally simpler and cheaper, as you are buying the property and the land it sits on outright. Leasehold conveyancing is more complex and typically costs more, as the solicitor must review the lease terms, service charges, and communicate with the freeholder or managing agent.
Disbursements are third-party costs that your solicitor pays on your behalf during the conveyancing process. Common disbursements include local authority searches, Land Registry fees, anti-money laundering checks, and bank transfer fees.
SDLT is calculated in bands based on the property’s purchase price. First-time buyers benefit from relief (0% on the first £425,000). Standard buyers pay 0% up to £250,000, and 5% on the portion up to £925,000. Additional properties (like buy-to-let) incur a 3% surcharge on top of standard rates.
