A good net rental yield in the UK is generally considered to be between 5% and 8%. Yields above 8% are excellent, while anything below 4-5% may be considered low, though this can sometimes be offset by strong capital growth in certain areas.

Gross yield is calculated using only the annual rental income and the property purchase price, ignoring all expenses. Net yield is a much more accurate measure, as it subtracts all annual running costs (like maintenance, management fees, and insurance) from the rental income before calculating the percentage.

You should include letting agent fees, landlord insurance, maintenance and repairs, ground rent, service charges, safety certification costs (e.g., EPC, Gas Safety), and a provision for void periods (when the property is empty).

No, rental yield only measures the income generated from rent relative to the property’s value. It does not account for capital growth (the increase in the property’s market value over time), which is a separate component of your total return on investment.
