A landlord gas safety certificate typically costs about £60 to £90 for a property with a boiler and one other gas appliance, with each additional appliance adding roughly £10 to £25. Prices vary by region, engineer and the number of appliances, and combining the check with an annual boiler service can work out cheaper than booking twice.

Add the cost of the first appliance to the cost of each extra appliance to get the price per property, then multiply by the number of properties and subtract any portfolio discount. For example, a £70 first appliance and one £15 extra appliance costs £85 per property, or £255 a year across three properties.

A gas safety check must be carried out at least every 12 months. You can have it done up to two months before the current certificate expires and keep your original expiry date, so booking early does not shorten the year.

Only a Gas Safe registered engineer can carry out the check and issue the Landlord Gas Safety Record, commonly called a CP12. Existing tenants must receive a copy within 28 days of the check, and new tenants must receive a copy before they move in.

The cost of a gas safety check is generally treated as an allowable expense against rental income for UK landlords. Tax rules depend on your circumstances, so confirm with an accountant or HMRC before you claim.
