Council Tax is calculated based on your property’s valuation band (A to H) set by the Valuation Office Agency. Your local council sets a baseline annual charge for a Band D property. Your bill is a fixed proportion of this Band D rate, minus any applicable discounts.

If you are the only adult (aged 18 or over) living in a property as your main home, you are entitled to a 25% discount on your Council Tax bill. Certain individuals, such as full-time students or those with severe mental impairments, are ‘disregarded’ for Council Tax purposes.

If a property has been adapted for a disabled person (e.g., an extra bathroom, kitchen, or room used predominantly by them), the property is charged as if it were in the band immediately below its actual band. If the property is already in Band A, the bill is reduced by one-sixth.

Properties occupied solely by full-time students are completely exempt from Council Tax (a 100% discount). If a student lives with non-students, the student is ‘disregarded’, and the remaining adults may be eligible for a Single Person Discount.
