Understanding your SDLT thresholds
Check Eligibility
You must be purchasing your main residence and have never owned an interest in a residential property anywhere in the world.
The £425,000 Threshold
You pay 0% Stamp Duty on the first £425,000 of the property’s purchase price (compared to the standard £250,000 threshold).
The 5% Band
You pay 5% SDLT only on the portion of the price that falls between £425,001 and £625,000.
The £625,000 Limit
If the property costs more than £625,000, first-time buyer relief is removed entirely, and standard SDLT rates apply to the whole price.

First Time Buyer SDLT FAQ
Answers to the most frequently asked questions about stamp duty relief, thresholds, and eligibility for first-time buyers in the UK.
As of the current tax rules, first-time buyers pay 0% Stamp Duty Land Tax (SDLT) on the first £425,000 of a property’s purchase price. You will pay 5% on the portion of the price between £425,001 and £625,000.
If the purchase price exceeds £625,000, you no longer qualify for first-time buyer relief. You will instead pay the standard SDLT rates, which means 0% on the first £250,000, 5% on the portion between £250,001 and £925,000, and higher rates above that.
To qualify, you must be purchasing your only or main residence, and you (along with any joint purchasers) must have never owned an interest in a residential property anywhere in the world before. This includes inheriting a property or owning a share of a home.
Yes, first-time buyer SDLT relief applies to both existing residential properties and new build homes, provided you meet the eligibility criteria and the purchase price is £625,000 or less.
