2026 Stamp Duty Rate Bands
Standard residential SDLT bands for England and Northern Ireland, in effect since 1 April 2025 and unchanged through 2026.

For standard residential purchases in England and Northern Ireland in 2026, Stamp Duty Land Tax is charged at 0% up to £125,000, 2% on the portion between £125,001 and £250,000, 5% between £250,001 and £925,000, 10% between £925,001 and £1.5 million, and 12% above £1.5 million.
First-time buyers pay no Stamp Duty on properties up to £300,000. On the portion of the price between £300,001 and £500,000, they pay 5%. If the property costs more than £500,000, first-time buyer relief no longer applies and standard residential rates are charged on the full amount instead.
Buyers purchasing an additional residential property, such as a second home or buy-to-let, pay a 5% surcharge on top of the standard Stamp Duty rates. This surcharge applies across each band and affects both UK residents and overseas buyers.
The current Stamp Duty thresholds took effect on 1 April 2025, when temporary lower thresholds introduced in 2022 were removed. These rates and bands remain in place throughout 2026, with no further changes announced.
