Stamp Duty Land Tax (SDLT) is a tax levied by the UK government on the purchase of land or property over a certain threshold in England and Northern Ireland. Scotland and Wales have their own equivalent taxes, known as Land and Buildings Transaction Tax (LBTT) and Land Transaction Tax (LTT), respectively.

First-time buyers pay 0% SDLT on the first £425,000 of a property’s purchase price, and 5% on the portion between £425,001 and £625,000. If the property costs more than £625,000, first-time buyer relief is not available, and standard SDLT rates apply to the entire purchase price.

Yes. If you are purchasing an additional residential property (such as a second home or buy-to-let), you must pay a 3% surcharge on top of the standard SDLT rates for each price band. This applies even if you are replacing a main residence but have not yet sold your previous one.

You must file an SDLT return and pay the tax within 14 days of the completion date of your property purchase. In most cases, your solicitor or licensed conveyancer will handle the calculation, filing, and payment process on your behalf as part of the conveyancing service.
