Business rates are calculated by multiplying your property’s rateable value by the government’s business rates multiplier for that year. Any eligible relief, such as small business rate relief, is then deducted from this figure.
Rateable value is an estimate of a commercial property’s open market rental value set by the Valuation Office Agency (VOA). It is used as the basis for calculating business rates and is periodically reassessed.
Small business rate relief is a discount available to eligible businesses that occupy one property with a rateable value below a set threshold. Properties with a rateable value of £12,000 or less can receive 100% relief, with relief tapering down to zero at £15,000.
The small business multiplier applies to properties with a rateable value below £51,000 and is set lower than the standard multiplier, which applies to properties with a rateable value of £51,000 or above.
Your rateable value is shown on your business rates bill from your local council, and can also be looked up for free using your property address on the Valuation Office Agency (VOA) website.
