Average UK rent varies significantly by region. London typically has the highest average rents, often more than double the average found in cities in the North of England, Scotland, or Wales. National averages are pulled upward by London and the South East.

A common guideline is that rent should not exceed 30% of your gross or take-home income. Below 30% is generally considered affordable, 30-40% is a moderate burden, and above 40% is considered a high financial burden.

London rent is driven up by limited housing supply, high population density, strong job demand, and significant international demand for property. Cities outside London and the South East generally offer considerably lower average rents.

Rent affordability is calculated by dividing monthly rent by monthly income and multiplying by 100 to get a percentage. This rent-to-income ratio is then compared against standard affordability thresholds to assess financial burden.
