Yes. Any income generated from renting out a property on Airbnb is considered taxable rental income by HMRC. You must declare this income on a Self Assessment tax return if it exceeds the £1,000 Trading Allowance or the £7,500 Rent a Room Scheme limit (if applicable).
You can claim ‘wholly and exclusively’ business expenses. For Airbnb, this typically includes cleaning and laundry, utility bills, council tax, building and contents insurance, maintenance and repairs, and the Airbnb host service fees.
For residential properties, you can no longer deduct mortgage interest from your rental income. Instead, you receive a basic rate tax reduction (20%) on your finance costs. This means higher and additional rate taxpayers may face a higher tax bill on their rental profits.
The Rent a Room Scheme allows you to earn up to £7,500 per year tax-free from letting out a furnished room in your main home. This applies to Airbnb hosting if you are renting out a room in the house you live in, but not if you are renting out an entire separate property.
