    Plan Your Layout First

    Always draw out your grid layout before ordering materials. Aim for border tiles of at least half a tile width on both sides. Centring the grid in the room gives the most professional result and minimises off-cuts.

    Check Your Drop Height

    You need a minimum of 100–150mm drop from the structural ceiling for a standard exposed grid. Allow more space if routing services (cables, ductwork, pipes) above the suspended ceiling — at least 200–300mm for commercial installations.

    Integrate Lighting Early

    Plan recessed lighting, smoke detectors and sprinkler heads before installation. Retrofitting them later is significantly more time-consuming. Use modular 600×600mm LED panels that drop straight into standard grid openings.

    Order 10% Extra Tiles

    Always order at least 10% more tiles than your calculated area to account for cuts, breakages and future replacements. Tiles from the same batch match perfectly — tiles ordered later may differ slightly in colour or texture.

    Use humidity-resistant tiles in kitchens, bathrooms, and areas with high moisture. Standard mineral fibre tiles will sag and discolour in damp environments. Fire-rated tiles are required in corridors and means of escape in commercial buildings.

    To calculate the number of 600×600mm tiles needed, divide your room area (length × width in metres) by 0.36 (the area of one tile in m²). For example, a 6m × 4m room = 24 m² ÷ 0.36 = 67 tiles. Always add at least 10% for waste, cuts and future replacements — so order 74 tiles in this example. Our calculator does this automatically.

    In most cases, no — installing a suspended ceiling is considered internal works and does not require planning permission. However, if the building is listed or located in a conservation area, you may need listed building consent.     An exposed (or visible) T-bar grid has the metal grid framework visible below the tiles, giving the classic office ceiling look. A concealed grid system hides the framework behind the tile edges, creating a smooth, jointless appearance. Concealed grids are more expensive (£25–£45/m² vs £18–£30/m²) and require specialist tiles with recessed or kerfed edges. They’re popular in high-spec offices, hotels and retail environments.
