Conveyancing Costs FAQ

Everything you need to know about property legal fees, searches, and disbursements in the UK.

Disbursements are third-party costs that your solicitor or licensed conveyancer pays on your behalf during the property transaction. These are not profit for the lawyer but mandatory fees for essential checks and registrations. Common examples include local authority searches, environmental searches, Land Registry fees, and bank transfer (telegraphic) fees.

The cost of local searches varies significantly by local council, but you can typically expect to pay between £200 and £400 for a standard Local Authority Search. This is usually bundled with Water and Drainage searches, and Environmental searches, bringing the total search package to roughly £250 to £500.

Leasehold properties involve additional legal work compared to freehold properties. Your solicitor must review the lease agreement, manage correspondence with the freeholder or managing agent, check service charge accounts, and handle deed of covenant or notice of transfer fees. This extra complexity results in a ‘leasehold supplement’ typically ranging from £200 to £500.

Usually, you will need to pay a small upfront deposit to your solicitor to cover the cost of initial disbursements, such as local searches and ID checks. The bulk of the legal fees and remaining disbursements are typically invoiced a few days before completion, once the mortgage funds have been received.

A telegraphic transfer fee (often called a bank transfer fee) is charged by your solicitor when they need to send a large sum of money, such as your mortgage advance or the final purchase price, via the bank’s secure same-day payment system. This fee typically ranges from £25 to £50 plus VAT, covering the bank’s administrative charge for the high-value transfer.
